01Set the Right Rental PriceUnderstand where your property fits in today’s local rental market.

I review the location, size, condition, features and competing rentals, then recommend a rental price based on your property and timing. We also discuss how to prepare the home before marketing begins.

02Market Your Home and Arrange ShowingsPresent the property clearly and make it easy for prospective tenants to view it.

Photography, a clear listing and targeted advertising introduce your home to prospective tenants. I respond to enquiries, coordinate appointments and conduct showings.

03Review Applications with CareMake an informed decision with screening and clear communication.

Application review may include identity and employment verification, rental history, landlord references and credit checks where available and permitted. I help you review the information; you make the final tenant selection. Screening cannot guarantee a tenant’s future behaviour.

04Prepare the Tenancy PaperworkPut the agreed terms in writing and coordinate the deposit.

Once you select a tenant, I prepare the tenancy agreement and any necessary addendums and coordinate collection of the permitted security deposit before possession.

05Complete the Inspection and HandoverDocument the home’s condition and begin the tenancy with an organized handover.

I complete and document the condition inspection before your tenant moves in. After placement, you take care of ongoing rent collection, maintenance and communication with your tenant.

Tenant Placement Fee

Clear scope before we begin.

50% of the first full month’s rent or $1,000, whichever is greater, plus GST.

A $250 cancellation fee applies after marketing begins. Ongoing property management is not included.
