
Rental prices are moving in different directions across Metro Vancouver. September’s numbers show why landlords and tenants should look beyond the regional average and compare homes in the area they are considering.
What were average one bedroom rents in September?
Daily Hive’s September 20 coverage of liv.rent’s rental report gives the following average monthly rents for unfurnished one bedroom homes:
Vancouver’s average was up 3.32% from September 2025. Across Metro Vancouver, the average was down 3.95% year over year and 0.64% from August. Vancouver was the only one of the nine Metro Vancouver cities in the report where this category increased year over year.These figures are for unfurnished one-bedroom rentals. They are a useful snapshot, but they do not set the rental value of a particular home.
What should North Shore landlords take from the report?
West Vancouver and North Vancouver had the highest averages among the areas listed. Still, a citywide number cannot account for differences between neighbourhoods or individual properties.Before setting an asking rent, compare homes with similar size, layout, condition and furnishings. Parking, storage, outdoor space, views, building amenities, included utilities and move in date can all affect interest and value.
For a home in Lower Lonsdale, Central Lonsdale, Ambleside or Dundarave, nearby comparable rentals are usually a more helpful starting point than the Metro Vancouver average.
How should Downtown Vancouver owners use the Vancouver average?
The $2,328 figure is for Vancouver as a whole. It is not a specific estimate for Coal Harbour, Yaletown or another Downtown neighbourhood.Where possible, start with comparable suites in the same building, then look at similar nearby buildings. Consider the suite’s floor, outlook, layout, parking, storage and amenities. An advertised price is the owner’s asking rent; it does not confirm the final agreed rent.
Does the average show what my property will rent for?
No. A one bedroom average should not be applied directly to furnished suites, two bedroom homes, townhouses or detached properties. A property specific rental assessment, informed by current comparable listings and local demand, gives a more useful starting point.Planning to rent out your property?
