B.C. Rent Increase Limit for 2027


The Province of British Columbia has announced that the maximum allowable rent increase for residential tenancies will be 2.2% in 2027. This is slightly lower than the 2.3% limit for 2026.The new limit applies to eligible rent increases that take effect between January 1 and December 31, 2027.

Important Rules for Landlords

The 2.2% increase is not automatic. A landlord who chooses to increase the rent must generally:
  1. Wait at least 12 months from the start of the tenancy or the last lawful rent increase.
  2. Provide the tenant with at least three full months’ notice.
  3. Use the approved Notice of Rent Increase form.
  4. Ensure the increase does not exceed 2.2%.
The new limit taking effect on January 1 does not automatically make every tenancy eligible for an increase. The timing depends on when the tenancy began or when the rent was last increased.

What Tenants Should Check

Tenants who receive a rent increase notice should confirm the effective date, the amount of the increase, the date of their last increase and whether the correct notice form was provided.Landlords should keep copies of all notices and carefully review the tenancy dates before issuing an increase.
